Fund Fees

The fee structure is as follows:

Fees will be split into base fund management and performance fees
TGP is incentivised to deliver performance
Base management fees cover administration and property advisers services
Performance fees will only be paid when profits meet the threshold of 15%

BASE MANAGEMENT FEES

1% on purchase and trading of property
1% of gross portfolio value pa

PERFORMANCE FEES

20% of returns above an IRR of 15% pa
30% of returns above an IRR of 20% pa

SET UP COSTS FOR THE FUND

Legal, tax, accounting, financial and promotion fees for the Fund are expected to be around 1% and will be met by the Fund.
