Residential Property

T Group Property invests on behalf of/in collaboration with individuals and consortiums in super prime residential areas of Central London and the South of France including:

  • Development sites in prime locations
  • Private gated residential enclosures
  • High quality property with significant capital potential

Being highly focused, our strategy is to ‘cherry-pick’ the best deals in each location with a purchase target of a minimum 15% below current market rates. That value is further enhanced by maximising the development opportunities of each project using the experience of our highly specialised team.

At the start of each project we have a target of 20% IRR. In addition, we aim to achieve a rental return of 6% on cost, which is well in excess of the national average.

Using the unique experience of TGP’s team, we buy, sell, develop and/or  rent the properties depending on the market conditions. The properties may include large scale developments of up to 50,000 sqm+ as well as individual apartments and houses. In line with TGP’s track record we aim to generate significant capital and rental returns. TGP’s team are recognised as one of the country’s leading design, development and planning specialists, which ensures a maximisation of profit from all developments undertaken.

DEVELOPMENT STRATEGY

Following purchase of properties, T Group Property maximises the value of each asset using all planning, design and construction experience to gain strong sale and letting returns.

LETTING STRATEGY

One of the major benefits of strictly purchasing within prime locations is the high rental demand. Lettings often enhance the overall returns. The high quality of the design team ensures rental returns significantly in excess of the usual market rate. All properties are let on assured shorthold tenancies or premium leases.

SALE STRATEGY

Following acquisition, properties are developed over a six and 36 month period dependent upon the size of the project. Thereafter, subject to market conditions, we rent the property for up to three years and sell either during the rental period or on expiry of the rental contract. Opportunistic sales may arise whereby the properties are sold immediately after completion of purchase.
